What the listings are

Every property here is described from information the seller and our own inspections gave us. We take reasonable care with it and we do not guarantee it. Before you rely on a measurement, a feature or a figure, verify it yourself or take advice. Where these pages differ from the Form 2 seller disclosure statement for a property, the Form 2 prevails.

Prices

A price guide is the seller’s indication and can change. Where a property is sold by auction or without a price, no guide is given and none should be inferred from where a listing appears in a search.

The calculator

The rental figures on a listing page are estimates from assumptions you can change. They are not financial advice and not a forecast. Short-stay letting depends on the scheme’s by-laws and council rules for that property.

Messages and walk-throughs

A message you send from a listing or the home page goes to the agent named on it, or to the agency, and is answered by a person. A reply is a conversation about a home, not legal, financial or valuation advice; anything that matters to a decision should be confirmed in writing. A walk-through you book is a request for that time. It is not confirmed until the agent confirms it by text, and either side may move it.
